Innovation District

A knowledge-based economy to drive growth and prosperity Home to a number of world class teaching, medical and research institutions, including Leeds Teaching Hospital Trust, University of Leeds, Leeds Beckett University and Leeds Arts University, the Innovation District is a flourishing hub of research and enterprise between key institutions, with major investments underway along with a pipeline of major schemes now coming forward for development.  The area represents the strategic intent of the Universities, Teaching Hospital, and City Council to use their knowledge, civic and land assets to catalyse and accelerate innovation and economic growth throughout the city.

South Bank

One of the largest city centre regeneration initiatives in Europe.  The regeneration of the 253-hectare South Bank site, supported by the transformation of Leeds Station to welcome HS2, will double the size of the city centre and knit together the network of neighbourhoods which make up the city centre.  Already a hub for national business headquarters, award-winning residential development, cultural destinations and creative workspaces, the area will add a new green city park, a potential British Library North, major new public spaces, 8,000 homes by 2028, and over 35,000 jobs.  There are major investment opportunities available, including for occupiers, such as CEG’s Temple District and Vastint’s Aire Park.

West End

The North’s busiest transport hub right on our doorstep Covering an area of over 134 hectares, the West End is adjacent to Leeds Station, and the 34 million people who travel through it each year.  The location boasts excellent connectivity to the motorways and an enviable waterfront location.  It’s no surprise it is home to some of the city’s biggest and brightest businesses, including international brands such as Burberry and Channel 4.  With prime rents now achieving £30/sq. ft., and forecast to grow, there are future investment opportunities for Grade A offices, city centre uses and a pipeline of major PRS residential development.

White Rose Park

One of Leeds’ foremost business locations White Rose Park has long been a hub for global businesses and has a history steeped in innovation.  From the beginnings of Systime and First Direct bank, the UK’s first digital bank to present day sports media giant DAZN, the Park is a true 24/7 business destination.  Also, home to the Elliott Hudson College, White Rose Park (WRP) brings business, life and academia together creating a talent and knowledge based campus of the future.  A place where innovation drives business and business drives innovation, fusing education with commerce to inspire a community of innovators.  The new White Rose Railway Station opens in 2022 and the planned Smart Cities & IOT Innovation Hub will see the WRP utilised as a Real World Test Bed and will attract the world’s best innovators and start-ups to the Park.

Thorpe Park

Building on a strong foundation for diverse out of town business.  Situated adjacent to the M1 at Junction 46, just outside the city centre, Thorpe Park is an identified mixed use site offering developments in housing, retail, and office space.  The current stage of development builds on strong foundations, adding a further 1,400,00sq.ft. of mixed-use accommodation, and an additional 300 homes – creating one of the largest and most diverse out of town business locations in the UK in the process.  The site also includes 140 acres of parkland and public realm, in a strategic, well-connected location which will welcome a new rail stop from 2024.

Station Development

Leeds Rail Station is one of the busiest stations outside London and a significant piece of transport infrastructure.  The delivery of the Leeds Integrated Station Masterplan (LISM) programme of projects combines the HS2 station, Northern Powerhouse Rail programme and Transpennine Route Upgrade Programme to create a truly integrated transport hub capable of meeting the forecast growth in passengers over the next 20 years and which leverages economic growth for the city and city region. This is a once in a generation opportunity to deliver a programme of infrastructure projects and work in partnership with WYCA, Network Rail, Transport for the North and Department for Transport.
